Structure
All Investor funds are transferred directly into the purchase escrow by the Investor. Upon the close of the purchase escrow, the Investors capital and the Profit Participation Agreement are securitized by the recording of a First Position Deed of Trust against the property.
Upon the sale of the completed property, invested capital will be the first moneys returned, along with the Investors profit participation. All funds are paid to the Investor directly from escrow. LF is only paid their success fee when the investor is also profiting. LF views their investors as partners, therefore success is achieved in tandem. This structure puts both LF and the investor on the same side of the table, with both parties having either a significant time or capital investment in every property.
